As of October 31, 2016 there are 179 active listings and an additional 13 conditionally sold in Canmore.
Active listings include 35 single family-average list price $1,590,525 , 14 half duplex- average list price $1,055,8716, 28 active townhomes and 10 conditionally sold- average list price $745,657, 40 apartment style – 1 conditional -average list $576,224, 17active and 1 conditional hotel condo – average list $315,144 and 21 lots average list $701,688.
Overall average list prices are very similar to to last month. Single family and half duplex list prices remain constant, townhomes increase in price of 5%+,lots and hotel condo list prices about the same.
Total sales for October 2016 : 58 FIRM SALES, volume increase from September, surpassing August and double October 2015.
14 single family sales – average list $1,154,012, average sale $1,101,504. List/sell ratio 96% Average DOM 67
4 half duplex sales – average list $933,200 average sale price $910,250 List/sell ratio 97%. Average DOM 60
21 townhome sales, average list price $574,871, average sale price $567,879. List/sell ratio 98%. Average DOM 74

5 hotel condo sales, average list $281,540. average sale $271,100, Average DOM 185
In summary, Single family sale price remains over the 1.1K. Volume has increased. Half duplex volume remains the same as last month… but price point down slightly. Townhomes sales have almost QUADRUPLED, price point remains consistently mid to upper $500,000 mark. Apartment style sales have decreased slightly, price point consistent. Hotel condo sales remain consistent overall.
