Canmore Real Estate Statistics As at November 30, 2016

As of November 30, 2016 there are 155 active listings and an additional 16 conditionally sold in Canmore.

Active listings include 33 single family-average list price $1,577,863 , 12 half duplex- average list price $1,089,850, 31 active townhomes and 4 conditionally sold- average list price $725,798. 34 apartment style – 2 conditional -average list $502,160, 21 active and 1 conditional hotel condo – average list $292,635 and 24 lots, 1 conditional, average list $838,964.

Overall average list prices are very similar to to last month. Single family and half duplex list prices remain constant, townhomes decreased slightly, lots are up considerably and hotel condo list prices about the same.

Total sales for November 2016 : 41 FIRM SALES, about 10% increase from 2015.

8 single family sales – average list $1,195,600, average sale $1,145,625. List/sell ratio 96% Average DOM 90

3 half duplex sales – average list $753,000 average sale price $756,666 List/sell ratio 100%. Average DOM 15

15 townhome sales, average list price $715,346, average sale price $704,766. List/sell ratio 98%. Average DOM 84

9 apartment sales, average list price $490,333, average sale price $475,111 List/sell ratio 97% .Average DOM 127

2 Lots – average list price $849,000 average sale price $819,000 72 DOM

4 hotel condo sales, average list $334,975. average sale $347,812, Average DOM 41

In summary, Single family sale price remains over the 1.1K. Volume stable. Half duplex volume remains the same as last month… but price point down slightly indicating a smaller style half duplex. Townhomes sales continue to be very strong… continuing double volume from last year, price point has increased above the $700,000 mark. Apartment style price point consistent. Hotel condo sales remain consistent overall … pricepoint now in the upper $300,000.
