As of August 3 , 2015 there are 258 active listings in the Canmore Real Estate Market.  48 single family, 15 half duplex, 1 full duplex, 55 townhomes, 74 apartment style, 51 hotel condo, 12 lots, 2 mobile homes.

Total sales for JULY 2015 :  43 firm sales, 4 conditionally sold
7 single family sales, 4 conditional, average list $1,187,557, average sale price $1,125,000.  List/sell ratio 95% DOM

1 half duplex sales, average list $798,000, average sale price $798,000. List/sell ratio 100%.  DOM

12 townhome sales, average list $557,466, average sale price $546,955.  List/sell ratio 97%.  DOM

18 apartment sales, average list $405,177, average sale price $4392,716.  List/sell ratio 97%.  DOM

6 hotel condo sales, average list price $174,233, average sale $153,130. List/sell ration 94%  DOM

1 lot conditional sale, list price $699,000 duplex zoning.

A couple of interesting sidenotes… apartment sales have more than doubled in comparison to July 2014.  Hotel condo sales are consistent volume but there are more partial ownership sales happening.  Overall list/sell ratio was 98-99% in July 2014 and July 2015 is showing 95-97% so slightly more negotiation happening.  Single family average sale pricepoint is up from just under $1 million in July 2014 to just over $1.1 million in July 2015.
